MLS and collaboration, a winning weapon to face today's real estate market

> We interviewed Federico Cipriani, an experienced real estate agent, owner of the real estate agency "L'immobiliare" in Florence in the Campo di Marte district.

> Mr. Cipriani, his real estate agency has been present in the area for several years. How did you start your business?
I make a premise, I come from an entrepreneurial job of a completely different kind.
Let me explain: until 2003 I always worked in the family business which dealt with the production and marketing of carded fabrics with almost entirely foreign customers coming from Germany, England, Holland and the United States. On my mother's side, however, I had a grandfather who was a building contractor and when I then had to deal with the management of the inherited properties, I understood that this was my true passion. I jumped at the opportunity of my father's choice to leave the business and I went to have an interview with Mr. Luca Fabbri (at the time director of Tuscany for a National Franchising network) and from there I effectively embarked on my path in the real estate world.

> A few months ago it decided to join the Grimaldi Family Real Estate Network with the historic L'IMMOBILIARE.COM brand. What prompted you to make this choice?
There are many reasons that prompted me to make this choice, but the first and foremost is the value of working in a network of qualified real estate agents with extensive experience.
I have always had excellent relations with Ing. Grimaldi and I share the choice he made, with his family, in wanting to carry on the historic L' immobiliare.com brand which this year celebrates 50 years of presence on the Italian market. Today the Network has about 40 agencies throughout Italy and I believe that at this rate even better results can be achieved while always maintaining the quality and professionalism of the Real Estate Agents who are part of it.

> With your entry into the L'IMMOBILIARE.COM Network, what are the advantages that you were able to immediately experience?
Even if I recently joined this Network I was able to immediately find several advantages; in addition to the numerous partnerships ranging from Home Staging services, to the coordinated presence on the main real estate portals, primarily Immobiliare.it, to the availability of an elegant magazine such as L'Inews -very useful in conversations with customers to enhance our peculiarities- and the possibility of using one of the most innovative MLS systems on the market today. Furthermore, thanks to the presence in the Network of qualified and expert Real Estate Agents, I have the opportunity to exchange with them not only activities related to the business, but also to acquire experiences from everyone to bring them back to the Florentine reality.
In fact, thanks to joining the L'immobiliare.com circuit, I can now also offer my clients services and consultancy for the real estate purchase and sale of luxury properties (Luxury division) at a national level and those with high added value for the Corporate through the Re4Com division. Just as, in the same way, since last year I have supported the Leases division with the SoloAffitti brand by dedicating an exclusive working group in a Corner dedicated to leases, a choice that I have seen shared by the two National Groups (SoloAffitti and L'immobiliare.com ), who have recently entered into an agreement to reserve this opportunity for all colleagues in the circuit.

> How do you see the real estate market in Florence in perspective? We know that your agency also deals with luxury properties; Do you think this market will follow a different path than the traditional buying and selling market?
I still see the Florentine market as very hectic and slow, where trades are made only in fits and starts. This is due to the fact that many owners have not yet metabolized that the world has had an involution and therefore property prices have also fallen. Only those who understand it can sell with less difficulty; not with the prices of 2005 but with those of 2015 and therefore adjusted to large discounts. In the South Florence area we happen to deal with some high-end properties where we are therefore talking about values ranging from 800,000 to 1,000,000 euros. Perhaps we exaggerate at c
